What is a no-deposit rent guarantee?

When signing a lease for a new apartment or house in Switzerland you are required to provide a deposit which usually amounts to the equivalent of 3 months rent. This amount can either be paid into a blocked bank account or remain at your disposal through a rental guarantee insurance that covers this deposit with the letting agency or the landlord. In return, an annual premium corresponding to a percentage of the guarantee amount will be charged.

A no-deposit rental guarantee replaces a conventional bank guarantee and therefore enables you to avoid unnecessarily blocking money in a bank account and allows you to use this cash as you wish. A no-deposit rental guarantee does however offer the same security as a bank deposit.
